Landlord SAFETY REGULATIONS

The letting of property is now closely regulated with respect to consumer safety. The law makes particular demands regarding the safety, servicing and inspection of the gas and electric appliances and installations within a property, and with respect to the safety of furniture and soft furnishings provided.

The following regulations apply:

  • Furniture and Furnishings (Fire)(Safety) Regulations 1988
  • General Product Safety Regulations 2005
  • Gas Safety (Installation and Use) Regulations 1998 & 2018
  • Electrical Equipment (Safety) Regulations 1994 & 2016
  • Plugs and Sockets (Safety) Regulations 1994

Yes! You can choose more than one service, for example you can choose Tenant Find Service and also at the same time you can choose Fully Managed Service or Rent collection Service. This way we would not just find you a tenant but also ensure that your property is ready for our management team to allocate you a dedicated property manager who will look after your property once the tenant has been found.
Yes! You can upgrade from Tenant Find Service to either Rent Collection Service or Fully Managed Service at anytime. Just let us know the required level of service and we will arrange it for you.
If you already have a tenant and would like us to manage your property for you then this can be arranged by providing us the tenancy details. Once we have all the relevant details we can start managing your property for you.
We do not charge standard 10% or 12% monthly Commission like other Letting Agents, instead we charge a low, fixed monthly fee to manage your property regardless of the rent value. So you know exactly what you are paying every month.

Gas Safety Check

Landlords with gas appliances and fittings – including central heating, boilers and flues – must conduct an annual safety check conducted by a Gas Safe engineer.

Cube Letting Agents have approved GasSafe registered engineers who can certify your gas appliances, and also offer optional boiler servicing to keep it in the best possible condition.

Energy Performance Certificate (EPC)

An Energy Performance Certificate is required for properties when constructed, sold or let. The Energy Performance Certificate provides details on the energy performance of the property and what you can do to improve it.

Please note that Since April 2018 it is illegal to rent any residential or commercial property in England, Scotland or Wales with an EPC Rating below E.

Electrical Safety

Landlord must make sure that the electrical system is safe, for example sockets and light fittings and all appliances they supply are safe, for example cookers and kettles.

Inventory & Check-In/Out Reports

Since the introduction of the Tenancy Deposit Scheme on 6th April 2007 it has become a requirement for Landlords to ‘prove their case’ if there are to be any deductions made from a Tenant’s deposit.

As landlord, you must safeguard your investment by creating proof of the initial and end condition of the property.

This can be done manually by you, but we always recommend the use of independent inventory clerks for the preparation of an Inventory Report at the start of the tenancy and also for the check-out report at the end of the Tenancy.
