Inventory & Check-In/Out Reports

Since the introduction of the Tenancy Deposit Scheme on 6th April 2007 it has become a requirement for Landlords to ‘prove their case’ if there are to be any deductions made from a Tenant’s deposit.

As landlord, you must safeguard your investment by creating proof of the initial and end condition of the property.

This can be done manually by you, but we always recommend the use of independent inventory clerks for the preparation of an Inventory Report at the start of the tenancy and also for the check-out report at the end of the Tenancy.

Tenant Referencing

Tenant referencing services allows Landlord to evaluate a potential tenant’s suitability to rent a property.

This is based on tenant’s current financial and residential situation. A tenant reference check provides the landlord with a clear and accurate snapshot of the applicant’s ability to pay the rent, as well as their recent renting history. This allows the landlord to make an informed decision based on the available facts such as tenant’s credit check, right to rent checks, income reference and also a landlord reference.

Rent Guarantee Insurance

Rent guarantee is a service offered by Cube Letting Agents to ensure your rent/income is consistently paid regardless of whether the tenant can pay. It also ensures that vacant possession of your property is obtained at no additional cost to yourself should you have a tenant who cannot pay.

* The Rent Guarantee Insurance is based on the successful tenant referencing.
